Terrible experience with Evernest — very disappointing communication I contacted Evernest because my tenant gave me two months’ notice that they were moving out. I wanted to make sure I had enough time to find a reliable property management company, so I reached out to Evernest early. They told me they would be happy to manage my property and asked me to send the address. After that, they sent me multiple emails, documents, and contracts to sign. I completed everything they asked for and was told that everything was good and that they were just waiting for the property to become vacant so they could inspect it and put it on the market. I waited two months, trusting that everything was being handled. Once my tenant moved out, I contacted Evernest to schedule the next steps. To my shock, when I called, they acted like they had no idea what property I was talking about. After I provided the address, they told me I was missing documents and that they could move forward once those were completed. My question is: why did nobody contact me for two months? If documents were missing, why didn’t anyone call or email me? I was under the impression that everything was ready, and because of their poor communication, I lost valuable time when I could have been preparing my property for the rental market. The person I dealt with, Juan Hernandez, was also very disrespectful and unprofessional during my conversation. A company that manages people’s properties should have better communication, organization, and customer service. I would not recommend Evernest to anyone looking for a property management company. My experience was frustrating, stressful, and a complete waste of time.

The leasing coordinator working with my husband and I (Karla), was very helpful and had great communication throughout the entire process. She even called and double checked all the questions I had regarding our lease and was able to provide helpful information. I love the smooth flow of Evernest and Jessa is incredible! I’ve been with this company for years and everyone has been amazing, but Jessa is just outstanding. I never have to worry about my property and her level of quick communication is unmatched. If you are considering a property management company, look no further. This company is phenomenal and Jessa is the best!

We have had a few issues come up and they have all been addressed promptly. Specifically, Genel has been terrific and not only her communication, but the resolutions. Genel has made my experience a great one.

I've been renting a property managed by Evernest since April 2025, and my experience has been nothing short of terrible. When I moved in, the upstairs AC unit was already out. It took two full weeks for them to even send a vendor. The first technician correctly diagnosed a leak in the air handler that was burning through freon. Their solution? Send a second technician to just top off the freon — patching the problem instead of actually fixing it. Meanwhile, the upstairs was reaching temperatures in the 90s, making it completely uninhabitable. Evernest offered zero temporary solutions to bring the temperature down while they dragged their feet. On top of that, when I first visited the property, the yard was completely overgrown — grass and flower beds neglected while it sat vacant. No move-in prep was done whatsoever. No yard cleanup, no addressing leftover issues from the previous tenant. It was clear nobody from Evernest had set foot on the property before handing me the keys. Now, nine months later, the AC is out again — almost certainly because they never actually repaired the leak the first time around. I submitted a maintenance request through their app over a week ago, as directed, and reported the issue to their home inspector nearly two weeks ago. I have yet to receive a single response from management or a vendor. Not even an acknowledgment. The only communication I'm getting from Evernest? Lease renewal offers. They want me to re-sign while ignoring the fact that I have no working AC upstairs as temperatures are climbing heading into spring. Their priorities are crystal clear: collect rent, ignore tenants. A warning to property owners as well: if you want your investment maintained properly with preventative care rather than neglected until something breaks and then patched with the cheapest possible band-aid, do NOT hire Evernest to manage your property. They will let maintenance requests pile up, ignore your tenants, and let your property deteriorate. Hands down the worst property management group I've ever dealt with.
