Florida Event Infrastructure Standards

Standard statutory & contractual benchmarks governing procurement in Florida:

Temporary Structures & Life SafetyPermits & Life Safety

Commercial event infrastructure throughout Florida triggers municipal fire marshal inspections for structures exceeding statutory footprint baselines. Major clearspan structures require licensed Professional Engineer (PE) structural calculation stamps validating site-specific wind and seismic resilience.

Tax Treatment & Municipal UnderwritingTax & Insurance

Commercial contracts in Florida bifurcate hardware rentals from certified installation and rigging labor, minimizing sales tax liabilities where labor is non-taxable. Suppliers carry 2 Million to 10 Million USD commercial liability coverage naming host municipalities and enterprise sponsors as additional insureds.

**Buyer Beware – My Experience with Sunshine and Carolina Carports** If I could give this experience zero stars, I would. I purchased a metal building through Sunshine on OBT after being told it would be completed in **6–8 weeks**. That timeline was one of the reasons I chose them. Unfortunately, it was never close to reality. When week 8 came and went, I called for an update. I was then told it would be **10–12 weeks**. When that deadline passed, I was told **13–15 weeks**. By week 14, I asked for a refund because the repeated delays were costing me money every month in PODS storage fees while I waited for my garage. That's when I learned Sunshine was not actually building my structure. They sold me the building, took my deposit, and subcontracted the work to Carolina Carports. When I spoke with the owner of Sunshine about canceling, I was told that because of the contract, I could not get my money back regardless of how long the delays lasted. At that point, I had no real choice except to keep waiting. The installation crew finally arrived around **week 19**, more than double the original promised timeline. After about a day and a half of work, they left because they had been sent with the wrong materials. They returned a couple of days later and finished most of the building, but one of my roll-up doors arrived damaged and could not be installed. When I contacted Carolina Carports about the missing door, I expected them to schedule the repair. Instead, I was repeatedly asked to sign paperwork indicating the project was complete. I refused because my building was obviously not complete. I was even told that because I had already started storing items inside the building, it was considered legally complete. That response was extremely disappointing. Several days later, another crew finally installed the missing door. Unfortunately, it never operated correctly. It was very difficult to open and close. I was told this was normal and that it would loosen up over time. It never did. Instead, the door became worse. I contacted Carolina Carports again, waited several more weeks for another crew, and they confirmed the door actually needed to be replaced. A replacement appointment was scheduled, then rescheduled. On the morning of my confirmed appointment, after waiting for the crew, I called only to be told they would not be coming because they had been delayed by rain and it would be at least two more days. This was just another example of the same poor communication and unreliable scheduling I had experienced throughout the project. What stands out most about this experience is not just the delays—it is the lack of accountability. Deadlines were repeatedly changed, communication was poor, problems were passed from one company to another, and I often had to call repeatedly just to get updates. Throughout the process, I felt that getting me to sign off on the project was treated as a higher priority than making sure the work was actually completed correctly. My project took approximately **19 weeks before the building was installed**, involved incorrect materials, a damaged door, multiple return trips, ongoing warranty issues, and continued scheduling problems months after installation. I hope this review helps future customers make an informed decision. If you choose to do business with Sunshine or Carolina Carports, I strongly recommend getting every promise in writing, asking detailed questions about who is actually responsible for manufacturing, installation, warranty work, and scheduling, and being prepared for delays that may be far longer than what is promised during the sales process.

I cannot recommend Sunshine Structures enough, specifically Mike and Ronald. I was just a little nervous about getting a 10x10 shed into my backyard because the clearance between my house and neighboring fence is extremely tight. Mike actually came out a week early to scout the site and confirm his truck and trailer could make the squeeze—total peace of mind. What really blew me away was their dedication. Mike and Ronald drove all the way from a job in Miami that day, yet they still arrived at my house in Orlando at exactly 4:00 p.m. as promised. They easily could have rescheduled after such a long drive, but they showed up and worked flawlessly, finishing the entire delivery by 5:00 p.m. Professional, punctual, and highly skilled. Check out my 4 photos to see the 'impossible' gap they navigated!

Mike Clayton and this firm are absolutely amazing. From the moment I first called and asked them about a shed for my property I was blown away. They're professionalism and then tend to find me the absolute best structure for my property is commendable. They went above and beyond to explain the difference between metal wood the different types of siding and the way the shed is built. Even to the moment of delivery they kept me posted on every single thing. When they installed it it was absolutely correct worked with me to get the exact location I was pleased with. I can't think of a single thing that they didn't accomplish. Highly recommend this firm for any of your shed needs and Mike Clayton is amazing Warm regards Bret Douglas
