Texas Corporate Housing Standards
Standard statutory & contractual benchmarks governing procurement in Texas:
Texas grants complete relief from the 6 percent state hotel occupancy tax and local municipal hotel taxes once continuous corporate occupancy reaches 30 consecutive days without disruption. Enterprise procurement teams secure executive housing under commercial entity master contracts, insulating companies from individual consumer tenancy restrictions while maintaining flexible extension options.
In Texas, corporate housing agreements bundle electric, water, high-speed fiber internet, and streaming utilities into a flat monthly corporate invoice. This avoids taxable utility resale audits while standardizing per-diem accounting across business units.

Google Review Sentiment & Client Excerpts
“1836 Property Management is highly praised for its professional, responsive, and collaborative team, ensuring smooth transactions and excellent communication. However, a detailed review highlights significant concerns regarding mandatory move-out fees and additional administrative costs for renters.”
I had the pleasure of working with Lisa Torres and the team at 1836 Property Management Co. on a commercial lease transaction for my clients, and they did a phenomenal job from beginning to end. They were professional, knowledgeable, responsive, and always willing to help throughout the entire process. Their excellent communication and collaborative approach helped make the transaction smooth and successful. I truly appreciated their dedication and attention to detail, and I would gladly work with them again. I highly recommend Lisa Torres and 1836 Property Management Co. to anyone looking for an outstanding and dependable property management team!
It’s a genuine pleasure to partner with 1836 Property Management. Matt, Melanie, and Mike are smart, kind, responsive, and truly care about the people they serve. They bring heart and integrity to Austin property management, real estate investment, and the community they call home. We’re proud to work with this exceptional team!
We loved working with 1836 Property Management! Melanie was so kind in addressing all of our questions during the initial stages. Maintenance requests are handled extremely promptly and communication with our agent is easy and quick. We’ve had nothing but great experiences with them.
We rented a home through this property management company for one year and unfortunately would not recommend them to either renters or property owners. At move-out, tenants were required to use their approved vendors for both the “make ready” cleaning and carpet cleaning services. We paid $422.18 for the required make ready clean and $588.72 for carpet cleaning — over $1,010 total in mandatory move-out costs alone. We surrendered the property a day early and left the home in excellent condition. The property was relisted less than two weeks later, which reflected the condition we left it in. After move-out, we were charged an additional $338.98 for items including two missing door stops, a piece of wood left in the backyard, a missing garage opener, a replacement air filter and oven light bulb, and an empty air filter box left behind. What was more frustrating, however, were the additional administrative charges: * $149.99 for a “third party move out property report” * $33.89 for “make ready coordination” These fees totaled another $183.88 for what appears to be standard property management responsibilities that owners are already paying management fees to handle. The company also conducted quarterly inspection walkthroughs with extensive interior photography and little to no follow-up communication afterward. During one inspection while I was home, I had to request that photos not include my children. I also noticed the property was incorrectly listed as a 4-bedroom/3-bathroom home when it is actually a 5-bedroom home, which raises concerns about attention to detail and property marketing accuracy. After I pointed out that the home was incorrectly listed as a 4-bedroom instead of a 5-bedroom property, they did correct the listing. Overall, the experience felt extremely fee-driven and unnecessarily transactional, particularly at move-out. Future renters should be prepared for substantial mandatory vendor costs and additional administrative fees. Property owners may want to carefully evaluate how these practices reflect on their property and tenant experience, as well as verify that listings are accurate.
