Oregon Fleet Leasing Standards
Standard statutory & contractual benchmarks governing procurement in Oregon:
Commercial fleet operations across Oregon require strict adherence to gross weight classifications. Vehicles rated between 10,001 and 26,000 lbs operate without a CDL but require active DOT medical cards and electronic logging devices (ELD), while units over 26,001 lbs require certified CDL drivers and IFTA reporting.
Enterprise fleets in Oregon leverage open-end Terminal Rental Adjustment Clause (TRAC) structures. This preserves operational capital, shifts residual asset risk favorably to commercial operators, and allows companies to deduct monthly lease charges as operational expenditures under ASC 842.

Google Review Sentiment & Client Excerpts
“SYLO Property Management garners mixed feedback, with some praising responsive maintenance and customer service. However, recurring complaints highlight issues with predatory move-out charges, unclear deposit processes, and concerning resident security practices.”
I lived at The Wiedler and they use the Door App for access to the building and units. I had access to a unit that wasn’t my own for months and months even when I told them I needed them to remove the access. I could have walked into this other resident’s apartment at any time and they didn’t care at all. I ended up talking to someone at corporate about this after I moved out and they tried to charge me a bunch of additional cleaning and painting fees and they were just as casual as the leasing team at Weidler about resident security. Really weird company culture, and they will not have your back when you live at one of their properties, and they will scam you when you move out.
I lived at one of there properties in oregon city. They are horrible. I would not recommend. They try and scam you after you move out by charging for basic unit turn over things after 18 months of being a great paying tenant. They literally are trying to scam us by charging us for a carpet replacement on stair there own inspections did not say was damaged.
Property management and maintenance are both so fantastic. Juan is always so helpful and understanding when doing maintenance. Pamela is very sweet and understanding, always willing to help with issues and hear you out. I love this management!
I lived in Alberta14 for almost 2 years. The building was routinely cleaned, and maintenance staff is responsive. However, the move-out and deposit process was frustrating. I spent many hours cleaning the unit thoroughly and even touched up the walls using the exact paint the management company provided. Despite that, they initially charged me $1,000 for repainting on the grounds that the paint “didn’t match.” Again, the paint was provided by the maintenance staff. It could be lax accounting or predatory charges because my property manager did not remove it until I inquired about it citing Oregon tenant laws. Sylo also assessed a flat cleaning fee of $300 without providing an itemized breakdown of hours or rates, even when I specifically requested one. The photos they sent as justification were blurry, taken from far away, and did not show any meaningful evidence of needed additional cleaning. Overall, the deposit process felt unclear and inconsistent, and it was very frustrating as a departing tenant. Future renters should be careful when considering Sylo and know your tenant rights.
