Oregon Corporate Housing Standards
Standard statutory & contractual benchmarks governing procurement in Oregon:
Automatic exemption from state and municipal transient occupancy tax upon satisfying the continuous stay threshold under a formal corporate lease agreement. Enterprise procurement teams secure executive housing under commercial entity master contracts, insulating companies from individual consumer tenancy restrictions while maintaining flexible extension options.
In Oregon, corporate housing agreements bundle electric, water, high-speed fiber internet, and streaming utilities into a flat monthly corporate invoice. This avoids taxable utility resale audits while standardizing per-diem accounting across business units.

Google Review Sentiment & Client Excerpts
“Overall client sentiment is negative, primarily due to widespread issues with property maintenance, management responsiveness, and inconsistent policy application. However, some individual staff members are commended for their professionalism and support during the leasing process.”
This agency is neglectful and dismissive. The moment they took over management at my apartment complex it was extremely obvious they do not care about their tenants. I asked about paying and they sent confusing instructions, most options cost extra, so I paid in the manner they suggested of paying in the office… except they meant their main office. They didn’t say this, then told me it was on me to try to cancel my payment and bring more money to them. This is they casually mention there won’t be any on-site management. At all. How do you manage a physical location remotely? There has been trash, extreme amounts of trash accumulated in the areas the children play, the parking lot, anywhere it can blow to, probably because now we have people illegally dumping from other places and people in the dumpster just making a disaster scene. We had a literal dumpster fire. They have been managing for less than 3 months and it has been the worse of a string of pretty bad agencies. That’s saying a lot. There is no accountability for complaints, tenants violating the lease agreements with outrageous noise and smoking indoors are free to carry on. There is graffiti from the kids who have negligent parents about the other kids with disgustingly negligent parents. The trash bins in the laundry room wasn’t emptied for a month, the machines are caked with grime and don’t work properly. They even turned the hot water down so they can save a buck. The dyers need two cycles unless you find the good one. The front load machine often smells of mustiness and decay. It’s become difficult to enjoy my living space when I can’t walk outside without dissatisfaction and disappointment. The hostility of the neighbors and the cameras that don’t work as well as the parking lot that had the lights disconnected and is pitch black make it unsafe and easy for the place to be overrun with crime and a toxic atmosphere.
I have been a responsible tenant who pays rent on time, which is why I was disappointed by my recent experience with management and maintenance. I was informed by a maintenance technician (Matt) that a toilet seat replacement would be considered normal wear and tear. Based on that understanding, I did not expect to receive a charge. However, I was later billed $109 for the replacement and told it was considered resident-caused damage. Had I been informed in advance that I would be charged, I could have replaced the toilet seat myself for a fraction of the cost. I also was not given prior notice of the charge before it appeared on my account. My main concern is the lack of consistency between what was communicated by maintenance and the decision ultimately made by management. I would have appreciated a more reasonable resolution, especially as a long-term tenant with a history of paying rent on time. I encourage prospective tenants to document all maintenance conversations in writing and request confirmation of any statements regarding repairs or potential charges.
The front-line property managers have generally been reasonable, courteous, and professional. Unfortunately, the policies they are required to work under leave much to be desired, particularly when it comes to residents with documented medical needs. For example, I have been told that replacing a standard round toilet with an elongated toilet needed for medical reasons would be an expense I am expected to pay myself. This isn't personal equipment that leaves with me when I move. A toilet is a permanent fixture that remains with the property and can benefit future residents as well. Property owners should recognize the difference between a tenant asking for a luxury upgrade and someone requesting a modest, permanent improvement because of a legitimate medical need. Expecting a resident to personally finance a fixture that ultimately becomes part of the owner's property reflects poorly on the priorities being set at the ownership level. The people I've dealt with directly have been courteous and reasonable, which is why I want to make clear that my low rating isn't directed at the front-line staff. My concern is with ownership policies that seem focused on doing the minimum rather than meaningfully supporting residents with legitimate physical and accessibility needs.
Nick Gradt was the direct property manager I worked with and I’ve never experienced such a warm, compassionate, and understanding property manager like him. This was my first time with a larger company and I felt so held and supported as a tenant with Nick. He is responsive, SO understanding, and really works with you and for you. I’ll miss Nick as my guy!
