Massachusetts Corporate Housing Standards
Standard statutory & contractual benchmarks governing procurement in Massachusetts:
Automatic exemption from state and municipal transient occupancy tax upon satisfying the continuous stay threshold under a formal corporate lease agreement. Enterprise procurement teams secure executive housing under commercial entity master contracts, insulating companies from individual consumer tenancy restrictions while maintaining flexible extension options.
In Massachusetts, corporate housing agreements bundle electric, water, high-speed fiber internet, and streaming utilities into a flat monthly corporate invoice. This avoids taxable utility resale audits while standardizing per-diem accounting across business units.

Google Review Sentiment & Client Excerpts
“The Harlo has significantly declined since its management change, losing community feel, offering poor service, and failing to fix a broken AC system. Despite its prime Fenway location, residents now find it overpriced for the current lack of quality and accountability.”
We moved into the Harlo this summer and initially we had a great experience. It used to be fantastic. The management changed recently and several changed happened overnight without any warning to the residents. First of all they stopped accepting BILT credit cards which we had specifically opened to get rewards on rent. Second of all that community feel was no longer present. It feels very corporate now and like any other building in Fenway. We toured all the building close by and there were cheaper options for sure. What initially made the harlo stand out was their community feel, nice community events, occasional paint nights, trivia nights, and even cooking classes! It’s was such a nice inclusive environment. We had parties and the chef made burgers. Now you would be lucky to get a coffee cart in the lobby once every 3 months. The 24 hour conference the entrance is good. The early morning lady is so sweet and I love seeing her in the morning. Amina in the evenings is also fantastic. The rest of the staff is quite neutral whereas I feel like I really got to know the staff previously. Notice all the reviews below with 4/5 stars mention Manny and Melvin and even the leasing office people knew the residents really well. This was all under the previous management and no longer applies. Overall, it’s just really not the same. However the location is unbeatable in the heart of Fenway! It’s close the hospitals and the Longwood medical area, Tatte is right downstairs and target is right across the street for your convenience! But you can also get that at several other buildings close by within a five minute radius for less than what you pay here. Facilities are really clean and the building and lobby are clean and comfortable. No complaints there. It’s a super overpriced luxury apartment complex, but basically all of Fenway is overpriced.
I lived at The Harlo from 2024 until June 2026. If you're considering moving here, I hope my experience helps you make an informed decision. The biggest change during my stay was the transition from Bozzuto to STYL. Before the management change, I genuinely enjoyed living here. The staff were friendly, maintenance requests were handled quickly, and the building felt like a real community. There were regular resident events that people actually enjoyed. I work in Longwood, so the location was perfect, and we even renewed our lease because we were so happy. Unfortunately, everything changed after STYL took over. Many of the familiar staff members left and were replaced. Communication became poor, emails often went unanswered, appointments were frequently missed, and maintenance became frustrating. Instead of one technician, it became common for four or five employees to enter our apartment for simple repairs because they were training new staff. At one point, they even had coffee delivered to our apartment while discussing the repair. That actually happened. Another disappointing experience was during the spring when residents were asked not to use the air conditioning because the cooling system was "not ready." At the time, we had a baby under one year old, making the situation extremely difficult. Resident events also changed significantly. They no longer seemed designed around residents' schedules and became much less appealing than before. In the end, we decided not to renew our lease. Even though we moved out at the end of June after giving proper notice, we were still billed for July rent. The issue was eventually corrected, but it reflected the lack of attention to detail we had experienced throughout our final months. I also noticed constant staff turnover. Just as we became familiar with someone, they would leave and be replaced by someone new. This is simply my personal experience, but if you read the recent reviews, you'll notice that many residents have expressed similar concerns. Finally, I'd prefer not to receive a generic response from management. Many recent replies appear to be the same template or AI-generated message. I'm not looking for a standard apology or promises of improvement. My goal is simply to share my honest experience so that others can make a more informed decision. I miss Manny and Melvin.
I recently renewed my lease and had a really positive experience throughout the entire process. I especially want to mention Tyler, who went above and beyond to make the renewal smooth and stress-free. He was clear in his communication, quick to address any questions, and made sure everything was handled efficiently. Overall, I’m very happy with how everything was handled and appreciate the effort that went into making this a seamless experience.
I moved into The Harlo in 2023 and initially loved living here. The location is great, and there used to be frequent resident events that made it feel like a real community. I made some great friends here because of that. Unfortunately, things have gone downhill since management switched back to the original owners. The transition felt abrupt, and since then, the overall experience has declined. The biggest issue right now is the cooling system. In March, we were told the building’s cooling tower needed repairs and would be fixed in a couple of weeks. It’s now been over a month, temperatures are rising, and the system still isn’t working. Management has told residents to turn off their AC units completely, which is honestly unacceptable when it’s 80 degrees outside and over 70 degrees inside units. I even bought a fan to try to deal with the heat, but it hasn’t helped. The temperature in my unit is still uncomfortable, and it’s clearly affecting residents—and their pets. Multiple people have reached out for updates and continue to receive vague, unhelpful responses with no clear timeline. On top of that, the sense of community has also dropped off—there have only been a handful of events recently compared to how it used to be. For the price of rent, the current level of service and lack of communication just isn’t worth it. I used to love living here, but now I’m seriously considering leaving.
